Leasing

Cetrulo & Capone LLP is highly skilled in commercial lease transactions, representing both landlords and tenants. Our clients have relied on us to negotiate and administer office, retail and industrial leases for many commercial landlords and tenants, including leases for shopping centers, malls, offices, factories, distribution centers and free-standing stores. Cetrulo & Capone is responsible for drafting letters of intent, lease documents and/or options to sell or purchase for clients.

Acquisition, Disposition, Real Estate Development and Condominium Conversions

Our attorneys provide first-rate legal work to real estate developers, architectural, engineering and construction firms in connection with all aspects of real estate development, permitting, conversions of condominiums, construction and finance. Cetrulo & Capone LLP also represents buyers and sellers in connection with the acquisition or disposition of real property assets. In connection with such acquisitions, our clients have relied on us for entity formation, including the formation of corporations, partnerships, limited liability companies, trusts and other entities in connection with the effective ownership and control of real estate assets. Our firm is also relied upon for negotiation of brokerage agreements, purchase and sale agreements and performing title examinations and procuring title insurance coverage.

Debt Finance and Secured Lending

The firm services lenders and borrowers in connection with asset-backed or receivables lending, as well as lenders and borrowers in connection with acquisition financing and construction loans. Our attorneys have represented numerous institutional lenders, including life insurance companies, banks and real estate investment trusts.

In connection with our lender representation, we consult with loan officers to prepare term sheets, draft loan documentation and negotiate transactions with borrower's counsel, and conduct closings for such loans. Our lawyers also issue lender and owner title insurance policies for those loans which are secured by real property assets.
